The Fiber Installation Guide: From Order to Live Connection

Everything that happens between clicking 'order' and getting a working connection — the survey, the drop, the ONT, and the four things that actually delay installs.

The single most useful thing to understand about a fiber installation is that most of the network is already built before you place an order. The expensive, slow, permit-heavy part — running fiber down your street and hanging a terminal on the pole outside — happened during the build. What your install appointment actually does is connect your house to that terminal and put a box on your wall. Once you see it that way, almost every delay and every surprise charge makes sense.

This guide walks the whole chain in order: what exists before you order, what the survey is looking for, how the drop gets from the street to your wall, where the ONT ends up and why that decision outlives the install, what actually happens on the day, and the specific situations — renting, HOAs, long driveways, new construction — that turn a two-hour job into a six-week project.

The physical chain, end to end

Fiber to the home is a chain of five links, and knowing which link your problem lives in tells you who can fix it and how long it will take.

The fiber chain. Everything from the central office to the terminal is built during the network build-out. The drop, the NID and the ONT are what your installation appointment creates.

Working outward from the provider: the central office holds the optical line terminal, the equipment that lights the fiber. From there a feeder cable runs to a splitter cabinet in your neighborhood — usually a green pedestal at a corner or a cabinet on a pad. In a passive optical network, that splitter divides one fiber strand among a group of homes, commonly 32 of them. From the splitter, distribution fiber runs down your street to a terminal: a small enclosure on a pole, or a handhole in the ground, with a handful of ports on it.

Then comes the drop — the individual fiber strand that runs from that terminal to your house. This is the part that does not exist until you order, and it is the part that everything else waits on. The drop terminates at a network interface device on your exterior wall, and from there a fiber jumper goes inside to the ONT, the optical network terminal, which converts light to Ethernet. Your router plugs into the ONT.

Why this matters

When a provider says "we can serve your address," they are telling you a terminal exists nearby with a free port. They are not telling you the drop is easy to run. Those are separate questions, and only the second one is about your particular yard.

Before you order: does the drop already exist?

Some homes already have a fiber drop and a dead NID on the wall, left behind by a previous occupant or installed during the neighborhood build. If yours does, your install is a software provisioning event and can sometimes be done without anyone visiting. If it does not, you are scheduling construction, however small.

Check for yourself before you order. Walk the exterior of the house and look for a small enclosure — usually beige, gray or black, roughly the size of a paperback — near where the electrical service enters. Fiber NIDs are typically mounted low, within a few feet of the ground, and often sit beside the old telephone NID rather than replacing it. Look for a thin, flat, often black or gray cable running to it, noticeably smaller and lighter than coax.

Then look up, or down. Follow that cable back toward the street. If it goes up to a pole, you have an aerial drop. If it disappears into the ground near the foundation, you have a buried one. If nothing exists at all, your install will include running one.

Ask the provider directly during ordering whether the address is recorded as drop-in-place or requires construction. Those are internal terms and most order-taking reps can look them up. The answer changes your timeline from days to weeks.

The site survey and what the tech is looking for

For any install that needs a new drop, most providers send a technician or a contract surveyor ahead of the install crew. Some fold the survey into the install appointment; if the survey finds a problem, the crew leaves and you get rescheduled. A separate survey visit is slower on paper and faster in practice.

The surveyor is answering a short list of questions, and you can pre-answer most of them yourself:

Aerial vs. buried: how fiber gets to your wall

You usually do not get to choose. The drop follows whatever the rest of the utilities on your street do, because the provider has attachment rights on those poles or easement rights in that trench. Neighborhoods built after roughly the 1970s are frequently all-underground; older neighborhoods and rural roads are usually aerial.

Aerial drops

An aerial drop is the fast case. A two-person crew lifts a strand from the pole terminal to an attachment point on your house, usually a hook or a lashing clamp near the roofline, then runs it down the wall to the NID. Start to finish this is often under an hour of actual work. The constraints are clearance heights over driveways and walkways, and tree contact — a branch resting on a fiber drop will eventually saw through it, so crews will sometimes refuse a route that runs through a canopy.

Aerial drops are also the ones most likely to fail later. Ice loading, storm debris, and a tall vehicle catching a low span are all real failure modes. If your drop crosses a driveway, look up at it once a year.

Buried drops

Buried drops come in two stages, and this catches people out constantly. Stage one is a temporary drop: the crew lays the fiber on the surface of the ground, often just under the grass line, sometimes literally across the lawn, and activates your service. Stage two is permanent burial, done later by a different crew with a trencher or a vibratory plow, typically at a depth measured in inches rather than feet.

Plan for the gap

The gap between temporary drop and permanent burial is commonly a few weeks and can run considerably longer in a heavy build season. During that window the fiber is exposed. Do not mow over it, do not aerate, do not let a landscaping crew edge that line. A cut temporary drop means another appointment and another outage. Flag the run with landscape marking flags — it takes five minutes and it is the single highest-value thing you can do during that period.

Before any digging, the provider is responsible for having public utilities located — in the United States that is the 811 call-before-you-dig system. Public locating covers gas, electric, water and telecom mains. It does not cover anything you installed yourself: irrigation, landscape lighting, invisible pet fence, a subpanel run to a shed, or a private septic line. Those are yours to mark, and if a plow catches one, the repair is generally yours as well.

Where the ONT goes — the decision you live with

The ONT is a small powered box that turns light into Ethernet. Where it lands determines where your router can go, which determines your entire wireless coverage pattern for as long as you live there. Technicians default to the path of least resistance — the nearest interior wall to the NID, which is very often a garage, a utility closet or a basement corner. That is the worst possible place for a router in most houses.

Three requirements constrain the location:

Given those, the ideal is a location that is central to the house, or that has an Ethernet path to a central location. If your house has structured wiring — a panel with Ethernet runs to several rooms — put the ONT there and you have solved the problem permanently. If it does not, the practical move is to accept an ONT in the utility area and run a single Ethernet cable from it to wherever the router should actually live.

Ask for this explicitly

Say at the start of the appointment: "I would like the ONT here, and an Ethernet run from the ONT to there." Most technicians will accommodate a reasonable request made at the beginning. The same request made after the box is mounted is a different conversation. Providers vary on whether interior Ethernet runs are included, billed, or refused outright as out of scope — ask when you order, not on the day.

One more consideration: some providers install an ONT with built-in routing and Wi-Fi, and some install a bridge-only ONT that requires a separate router. If you intend to use your own router, confirm that the ONT can be placed in bridge or pass-through mode before you buy hardware. A combined unit that cannot bridge will force a double-NAT situation you then have to work around.

Install day, step by step

A drop-in-place install runs an hour or less. A new aerial drop runs two to three. A new buried drop with a long path can consume most of a day, and that is before permanent burial. The sequence is consistent:

Two things to do before the technician leaves, both of which take under a minute and both of which are painful to arrange afterward.

Ask for the optical light level reading. The technician measures received optical power at the ONT as part of turn-up. It is a negative number in dBm. You do not need to interpret it, you need to write it down, because if your connection starts dropping in eighteen months, the single most useful diagnostic is whether that number has moved. A degrading splice, a damaged drop, or a dirty connector all show up as a light level that has drifted from where it started.

Insist on a wired speed test. A test over Wi-Fi tells you about the router, not about the circuit you just paid to have installed. Plug a laptop directly into the ONT or the router's LAN port and run it there. If the wired number is right and the Wi-Fi number is not, that is a known, separable problem you can fix later. If the wired number is wrong, that is the technician's problem and it needs to be solved while they are standing in your house.

The four things that actually delay installs

Port exhaustion. The terminal serving your block has a fixed number of ports. When it fills, the next customer needs a splitter expansion or a new terminal — an engineering task with its own queue, not something an install crew can solve. This is the most common cause of the "we thought we could serve you and now we cannot" reversal, and it is far more common in areas with active build-out and rapid sign-up.

Permits. If the drop crosses a public road, a sidewalk, or a right of way that is not already permitted, the work needs municipal sign-off. Some cities turn these around in days; others have a queue measured in months, and many restrict roadway work to specific seasons or hours.

Property access. Long rural driveways, shared private lanes, and drops that must cross a neighbor's parcel all require permission the provider does not automatically have. If your drop needs to cross someone else's land, that is an easement conversation, and it is the delay with the least predictable resolution.

Locate tickets. Buried work cannot begin until public utility locating is complete, and locate tickets have a statutory response window plus a validity period. Miss the window and the ticket is re-filed. This is why buried installs are commonly scheduled a week or more out even when everything else is ready.

The BEAD build is making this worse before it makes it better

Fiber availability in the United States has expanded sharply — from roughly 37% of addresses in 2024 to about 57% by early 2026 — and a large federally funded build is now moving from planning into construction across most states. That is good news for availability and bad news for scheduling: contractor capacity, splitter hardware and skilled crews are all in contention right now, and industry participants have been openly flagging supply-chain cost pressure and contractor defaults. If you are in a newly built area, budget more schedule slack than the order confirmation suggests.

Renters, condos and HOA properties

If you do not own the exterior wall, you cannot authorize a hole in it. That is the whole issue, and it is worth resolving in writing before you place the order rather than at the door with a technician waiting.

What a technician needs is simple: someone with authority saying yes to a specific, physical scope of work. Vague permission does not survive contact with a crew. Get it in writing and be specific about three things — the NID location on the exterior wall, the penetration point, and whether the drop will be aerial or buried. A short email from the landlord confirming those three items is usually enough.

Multi-dwelling buildings add a second layer. Many have a single point of entry and a building-side distribution system that a provider must be permitted to use. If your building has a bulk agreement with one provider, a competing installation may be physically possible but contractually blocked. That is a different problem from a technical one and it is worth understanding before you spend weeks on it.

New construction and pre-wiring

If you are building, you have leverage nobody else has: the walls are open. The decisions that are trivial now become expensive forever the day drywall goes up.

The single highest-value item is conduit from the exterior utility entry to a central interior location. A run of smooth-wall conduit — with a pull string left in it — means any future fiber, coax or copper can be pulled without opening a wall. It costs very little during framing and it is the difference between a thirty-minute future upgrade and a drywall repair.

Second: designate a structured wiring location that is central, ventilated, and has power. Not the garage corner, not the attic. A closet near the middle of the floor plan with a dedicated outlet is ideal. Run Ethernet from there to each room you care about, and to any ceiling location where you might eventually mount a wireless access point.

Third: talk to the provider during construction, not after. New subdivisions often have a window during which the developer coordinates utility installation, and getting on that list is dramatically easier than requesting an individual drop into a finished street later.

The first 30 days after activation

The install is not finished when the technician leaves. A short list of things to verify inside the first month will catch nearly every problem while it is still easy to escalate.

Keep the paperwork

Save the work order, the technician's notes, the light level reading and your day-one speed test screenshots in one place. If you ever end up disputing a charge, arguing about a damaged line, or proving that a problem predates something you did, that folder is the entire argument. It takes five minutes to assemble on install day and is effectively impossible to reconstruct two years later.

Once the connection is live and stable, the rest is configuration rather than construction — and configuration you can change any time. The physical decisions made on install day are the ones that stick, which is exactly why the twenty minutes you spend on the walkthrough matter more than anything else in this process.

Frequently asked questions

How long does a fiber internet installation take?

A drop-in-place install — where the fiber already runs to your house — is typically under an hour and is sometimes done without a visit at all. A new aerial drop usually runs two to three hours. A new buried drop can take most of a day for the temporary line, with permanent burial scheduled separately, often weeks later.

Does fiber installation require drilling a hole in my house?

Almost always, yes. A small penetration through the exterior wall carries the fiber jumper from the outdoor network interface device to the indoor ONT. What is an optical light level and why should I write it down?

It is the received optical power measured at your ONT, expressed as a negative number in dBm. The absolute value matters less than the change over time. Recording it on install day gives you a baseline, so that if service degrades later you can show whether the signal has drifted — which points to a physical problem in the drop or a connector rather than something inside your house.

Can my landlord refuse to allow fiber installation?

Yes. Because installation typically requires mounting hardware on the exterior wall and drilling through it, the property owner's consent is generally required. Get approval in writing before ordering, naming the mount location and the wall penetration specifically. In multi-dwelling buildings there may also be a bulk service agreement that limits which providers can operate there at all.

Why did the provider say I was serviceable and then cancel my order?
